Marketing Plans

 

We understand that selling Real Estate is a very complicated process. Our marketing strategy and commission structures have been designed to help make this process comfortable and even enjoyable. Most importantly, the amount or rate of real estate broker compensation is not fixed by law. It is set by each broker individually and may be negotiable between you and your broker.

 

The first step in developing a marketing plan is determining price. Our agents will complete a free CMA (Comparative Market Analysis) for your house and take the time to explain the details and summary. Proper pricing is the foundation of a real estate transaction and one of the many details that are discussed with and decided by you, the owner.

 

The next step is to determine which type and how much advertising you desire. Each property is unique and should require its own advertising plan. What may work at one property, an in depth video tour for online advertising for example, may be helpful to a certain type of property while an investor caravan tour may be helpful for a different type of property. Choosing a commission plan that is suited to your advertising desires is not as complicated as you may have heard. Again, this is a negotiated item that is not fixed. Our office offers plans as low as 3% and would be pleased to discuss all of your options with you.

 

Pre-marketing is almost as important as marketing your home. Remember, you never get a second chance to make a first immpression. Our dedicated agents will walk through your house and offer kind suggestions as to where you can improve the desirability of your house to the market. Seller's inspections are becoming more common in today's market and allow you to address issues that might arise later on. Our 'helpful hints' section offers a small sampling of some of the most common ways to prepare your house for the market!

 

The most important step of a marketing plan is what happens after the property is put on the open market. Our office utilizes open houses, print and online advertising, video tours, yard signs and social media sites to name a few. Please check out our 'Products and Services' page for more. Feedback, both from agents and clients will be collected and presented to you to help paint a picture of how the process is going and what minor adjustments might be needed. The marketing plan needs to be like the market...fluid.
